Changes announced in inspection rules PDF Print E-mail

The Texas Residential Construction Commission has cleared its new batch of home inspection codes to require code compliance inspections and windstorm certification certification for only those projects that a contractor was hired to complete.

The new rules take effect Sept. 1 , (2008). Under those guidelines, residential builders and remodelers must hire a qualified inspector to review every new home and remodeling project in unincorporated areas and municipalities that do not conduct inspections.  Before the latest revision, the rules would sometimes have required inspections for work the contractors didn't do.

 Now, for new homes, inspections must be conducted to cover foundation, framing and mechanical systems, as well as the final product. Inspectors will have to ensure that remodeling projects comply with codes. In areas where windstorm coverage is available, remodelers will be required to get a certificate showing that all renovations met windstorm compliance codes.

Only Texas-licensed professional engineers, registered architects, professional inspectors or a third party inspector registered with commission will be considered qualified inspectors. A builder or remodeler will have 30 days to submit  inspection reports after a home is registered.

The City of San Antonio has adopted the NEW CHAPTER 10 San Antonio Electrical Code. It will be in effect 25 January 2009.  The City also adopted the 2008 National Electrical Code its effective date is 1 April 2009.
